    For whatever reason: The family is growing, home needs are changing, more space is needed! We finally want to reward ourselves with a master suite now that the kids are gone! Well the young one just graduated and is moving back in for 2 years. Ouch! We forgot to tell him/her we converted the room to an office... now we need to make sure he / her stays out of our way! We need a new playroom! Can we use the wasted space above the garage? Or maybe a spare guest room? I have repaired my HVAC system for the darn last time and it is about time to get a replacement! I bought a house but I also want to rent part of it to help me pay my mortgage!   • True Talk! Why the service and stories to avoid
    JBY Partnerships Project Consulting has decades of experience in the built environment, design and construction industry. Naturally, many social conversations gravitate towards a home improvement project. Unfortunately, most are sad stories. After recently yet another sad story, I decided it was time to offer people a cost effective option to discuss and address projects and solve problems EARLY and in all likelihood preventing a home improvement project dream from becoming a nightmare. The stories below are true stories from our personal experience with friends, family and clients. ​ Investment gone wrong: A professional accountant good with numbers believed it was about time and a good idea to acquire an investment property. $65,000 spent and TWO years later, the property in question is not finished and requires additional funding. Having run out of hard earned savings, he proceeded to a bank for assistance. All was fine until the bank decided to check the contractor's work... Dang! Unpermitted work done! Now, current contractor needs to be fired, wants to get paid and bank had requested he finds, and they vet the new contractor who will cost even more. Meanwhile, the city is about to send some fines for what they also found... Not good! ​ Unending basement to nowhere! A homeowner had the great idea to convert the basement area into a "man cave" and more, the only problem was the headroom was just about 6 feet high. Not to worry his contractor said he just had to lower the floor! No big deal. Work begins and after weeks of unpleasant jackhammering, dust and family disruptions, the contractor happily announces that soil below the basement was not only bad, but there is a high water table and the waterproofing will be needed. Not that much of a big deal a few trucks of granite or CR6 cannot solve, not so fast sir, why? Well a supposedly $32,000 project was now going to cost $45,000 and counting... ​ Ouch I hit my head!!! I am going to sue! The kids are all grown, the folks retired and trying to figure out how to keep the house and lower expenses and the mortgage. EUREKA! a young "construction" friend from church tells the old folks, why not convert the basement to a one bedroom apartment? Not only do you not use the space, it will help safety and security to have another younger person in the house in case emergency help is needed. Perfectly good ideal and as the basement already had a bathroom, not too costly to upgrade. It was really done "well". Just before a tenant moved in, a more experienced construction friend stopped by, checked the work and noticed something odd, he almost hit his head twice on the ceiling joists in the basement. I am so sorry, you can't rent this out I am afraid, he said! Why not? Well this ceiling is FAR below the minimum ceiling height for a living space. Anyone you put here could sue you for making them live in a unsafe condition...! Sadly over $25,000 of retirement money... Already SPENT! ​ You want a person to live DOWN THERE? Of course as the basement of our homes are many times "extra space" it is no surprise a bulk of the sad stories are basement related stories! Another one! A young professional had just bought his first house, a Fixer Upper and we were asked to do the design for the renovation. As I walked the home with the young and proud homeowner, we went down into the basement where she proudly smiles and says to me: And this is WHY I bought the house, I want a rental unit here to help pay the mortgage... I looked around me, looked at her and I said, you want a human being to live down HERE? When I stood in the middle of the basement and raised my hands to my shoulders on both sides, I could touch the foundation walls, translation less than 7 feet wide! My head was just about touching the underside of the upper level floor joists, translation 6 feet of headroom! Dear ma'am, this is not possible! She immediately lost it, why? She cannot afford the mortgage without that additional rental income, and she had bought the house already! Happy to say this story had a good ending!
